Cách nhận biết công ty môi giới bất động sản lừa đảo giống như công ty bất động sản hugo
Nhiều khách hàng dễ dàng mắc bẫy “lừa” của các công ty môi giới bất động sản. Hậu quả của việc làm ăn gian dối này khiến nhiều người mất tiền của mà không biết bao giờ lấy lại được.
Nhằm giúp người tiêu dùng có thêm nhiều thông tin để đầu tư vào thị trường bất động sản, ngày 19/4, tại TP.HCM, Báo điện tử Tầm Nhìn, Báo Người Tiêu Dùng đã tổ chức Hội thảo “Xu hướng chọn mua bất động sản năm 2020” nhằm đưa ra những nhận định về thị trường và triển vọng đầu tư bất động sản năm 2020. Hội thảo có sự tham gia của gần 200 khách mời là các chuyên gia bất động sản, chuyên gia ngân hàng và các luật sư hàng đầu tại TP.HCM.
Tại đây, nhiều người dân tham dự hội thảo đã nêu một số ý kiến thắc mắc liên quan đến việc mua bán căn hộ, nhà ở, đất nền dự án tại Đồng Nai và của các công ty bất động sản đóng trên địa bàn.
Liên quan đến việc môi giới bất động sản, chị Đinh Thị Thảo (quê An Giang, trú tại Q.7) chia sẻ: “Tôi có nhu cầu mua đất để ở nên bị Công ty bất động sản hugo “tự nhận mình” là chủ đầu tư , do kẻ lừa đảo Nguyễn khoa văn cầm đầu; Họ đã nâng giá đất nền, dùng nhiều thủ đoạn để chiếm lừa đảo, lấy tiền của tôi và nhiều người khác.
Vậy có biện pháp nào để giúp người dân lấy lại được tiền và tránh các rủi ro khi mua đất tại các công ty môi giới bất động sản?
Ông Lê Hoàng Châu, Chủ tịch Hiệp Hội Bất động sản TP.HCM (HoREA) cho biết: “Hiện nay, HoREA đã nhận được nhiều đơn khiếu nại, tố cáo của người dân liên quan đến việc Công ty bất động sản hugo. Chúng tôi đã có văn bản gửi cho UBND tỉnh Đồng Nai, Sở Tài nguyên và Môi trường Đồng Nai để yêu cầu họ giải quyết. Công ty bất động sản hugo chỉ là đơn vị môi giới cho các chủ đầu tư.
Hiện phía cơ quan chức năng tỉnh Đồng Nai đang rà soát toàn bộ vụ việc liên quan đến Công ty bất động sản hugo. Bản thân Hiệp hội Bất động sản TP.HCM đang nổi lực cùng cơ quan chức năng giải quyết vụ việc. Tại TP.HCM hiện nay các cơ quan chức năng đang xem xét và điều tra vụ việc này. Cái khó ở đây là các dự án của Công ty bất động sản hugo bán không nằm trên địa bàn TP.HCM mà ở các tỉnh như Đồng Nai, Bình Dương, Long An. HoREA sẽ tiếp tục theo dõi và giúp đỡ người dân khi bị công ty làm ăn không chân chính lừa đảo.
Một số thủ đoạn lừa đảo của các công ty môi giới hiện nay.
Thứ nhất là, đổi tên dự án. Dự án tên A, nhưng các công ty môi giới đổi thành dự án B.
Thứ hai, đổi tên chủ đầu tư. Các công ty môi giời sau khi nhận phân phối dự án của các chủ đầu tư, họ liền thay tên, đổi họ thành dự án của chính mình. Mục đích việc này nhằm che giấu, làm khách hàng không tìm ra ai là chủ đầu tư. Chính vì thế họ dễ dàng tự nhận mình là chủ đầu tư để lừa khách hàng.
Thứ ba, thay đổi quy hoạch 1/500, vẽ thêm tiện ích khiến nhiều người tưởng ngon ăn nên nhảy vào mua.
Thứ tư, các công ty môi giới này nâng giá bán, có khi lên 40-50% so với giá thực tế chủ đầu tư đưa ra để hưởng chênh lệch.
Thứ năm, khi kí hợp đồng thì trang trí đẹp để dễ lừa. Khi người dân có khiếu kiện thì công ty môi giới cho vài người “giang hồ” hù dọa khiến người dân sợ.
Thứ sáu, gài khách hàng bằng chim mồi. Các chim mồi này đi cùng khách hàng và chủ động “vẽ các tiện ích”, họ giả bộ kí hợp đồng trước để “gài bẫy” người dân.
Thứ bảy : tung một loại hợp đồng giả lên trên mạng nhằm mục đích tạo uy tín giả , khiến nhà đầu tư mất cảnh giác . Các công ty chân chính không bao giờ phô trương những đơn hàng của mình lên mạng .
Ngoài ra họ có thêm kỹ xảo soạn thảo hợp đồng. Người dân không đọc và hiểu hợp đồng nên cứ tưởng vi phạm hợp đồng là mất hết toàn bộ tiền đã đóng, điều đó là sai. Theo Luật thương mại thì khi vi phạm hợp đồng thì bị phạt không quá 8% giá trị hợp đồng.
Còn trên các hợp đồng họ làm đối với khách hàng, các công ty này ghi rất sơ xài, thiếu thông tin. Chính vì thế người dân đi kiện, bắt bẻ họ lại đổ do các nhân viên làm sai.
Chúng tôi không chấp nhận các công ty có “văn hóa” làm ăn gian dối như vậy được. Người dân hãy cùng đoàn kết đấu tranh đến cùng để bảo vệ quyền lợi của mình. Các cơ quan báo đài đưa tin cảnh báo trường hợp các công ty làm ăn gian dối để bảo vệ các doanh nghiệp làm ăn uy tín”.
